A Wind Mitigation inspection is designed to inform insurance companies whether a home has appropriately installed features which may increase the chances it will be able to withstand damages normally caused by high winds and rain associated with tropical storms and hurricanes. Because Florida has a high risk of hurricane damage, it also reflects some of the highest insurance premiums in the country. Insurance carriers in Florida are required to provide a discount on wind insurance premiums for properties that are proven to have certain storm damage mitigation features. Wind Mitigation inspections provide the documentation needed to qualify for these discounts.
My Safe Home Inspection is a statewide provider with an in-house quality assurance program. One of our schedulers will contact you to arrange a time to perform the inspection. On average the inspection will take anywhere from 30 minutes to an hour. We require that someone at least 18 years of age is present during the time of the inspection. The operator will ask for the attic access location, information about shutters or impact rated windows, and the roof.
Where is your attic entrance? The inspector is required to enter your attic. If the attic entrance is in a closet, then it is important to move any items and clothing out of the way. The inspector will make his best effort to keep the area clean, but oftentimes the attic access is covered with insulation and when the attic is opened, some insulation may fall down. We ask that you move any items that could be damaged if this were to happen. Also, we want to make sure the inspector is able to perform a complete inspection so that he may find every possible wind mitigation feature. If you have a two-story house, he will need to access the attic on the second floor, not the first.
Do you have hurricane shutters or impact rated windows? We need to document that you have them by taking photos. In addition, we need to prove the make and model as well as the testing standards for these devices. In order to get the maximum discount you are entitled to, we must be able to prove that every door, window, garage door, or skylight is either impact rated or has an impact rated device that protects it. If even one item is not protected, the home may not qualify for this discount.
How old is the roof? If the roof was installed on or after March 1, 2002, and we can prove it by locating a building permit on file, or if you're able to provide documentation to prove the date of the roof, it may qualify for a mitigation discount. Sometimes we can tell that the roof has been replaced but are unable to find any records to confirm our observations. In these cases, the home may not qualify for this discount.
Once the inspection has been completed, the inspector will collect a signature and payment from you (if not already collected prior to the visit). The inspector will then submit all the data and photos to our in-house Quality Assurance department to review the completeness and accuracy of the report.
Once the Quality Assurance department has deemed the data and photos to be valid, they will approve your report, and you will automatically be notified via the email address we have on file. You will receive a secure link to download your report.
