What types of inspections do you perform?

We currently perform Wind Mitigation, Four Point, Roof Certification, Full Home, and Post-Claim inspections.

How long does my inspection take?

Wind Mitigation inspections typically take 30 minutes to 1 hour, depending on the complexity and size of your home. In order to help expedite the inspection, you should ensure your attic access is cleared of any belongings or furniture, and have any documentation regarding the roof, windows, shutters, or permits handy.

Four Point inspections can take anywhere from 30 minutes to one hour, depending on the complexity and size of your home. In order to help expedite the inspection, you should have any documentation regarding permits, and your roof, HVAC, plumbing, and electrical systems handy.

Roof Certification inspections only focus on the current useful condition of your roof covering and can take up to 30 minutes. In order to help expedite the inspection, you should ensure you have any documentation regarding the roof and associated permits handy.

Full Home inspections are extremely comprehensive and can take anywhere from two to five hours. 

How do I find my Completed Inspection Report?

Our website allows you to easily track your inspection requests and download your reports whenever needed.

  1. Navigate to http://www.mysafehomeinspection.com/track
  2. Enter your last name and a contact phone number
  3. Click "Track Inspections"
  4. If the information that was entered matches with our records, you will be presented all of the inspections that you have requested.
  5. Click on "Show Details" of the inspection you are interested in viewing. (NOTE: Only completed inspections can be viewed)
From the "View Inspection Page", you can share or download the report or even simply view the data online.
 

What is a Four Point inspection?

A Four Point inspection is essentially an assessment of risk that an insurer absorbs when they underwrite an insurance policy on your home. These inspections assess the condition of four major areas of your home: the Heating & Cooling (HVAC), Plumbing, Electrical, and Roof systems. If any of these systems exhibit deficiencies or require repairs, an insurance underwriter may request that these repairs be completed prior to initiating a new policy.

Why should I get a Wind Mitigation inspection?

Wind Mitigation inspections are imperative for identifying the presence of appropriately installed hurricane-resistant features of your home, such as impact-rated hurricane shutters, roof-to-wall connections (where the exterior walls of your home attach to the roof), and the structural attachment of your roof sheathing, among others.

Additionally, you may be entitled to significant discounts on your homeowner's insurance premium if your agent has a recent Wind Mitigation inspection of your property on file.

What can I do to receive maximum discounts on my insurance policy's Wind Premiums?

Here are the main discounts most homeowners can earn by making improvements.

 

1. A newer roof, installed after 2002. (1995 in Broward and Miami Dade Counties.)
2. Shutters or impact-rated windows AND doors. In order to earn this credit, EVERY opening, including entry doors, garage doors, and skylights, must be impact rated and verifiable via Miami Dade County Approval (MDCA) or Florida Building Code (FBC) stamp/stickers.
3. For homes without roof to wall connections, such as clips or hurricane straps, adding these can save as much as 44% off of your wind premium.
4. For homes with stapled or 6d roof deck attachment (shorter nails), re-nailing the roof with larger 8d nails during a roof replacement can provide a credit.

5. The presence of a Secondary Water Resistant (SWR) feature, most commonly referred to as a "peel and stick" layer under your shingles or roof tiles and applied directly to the top of your roof sheathing, will greatly reduce water intrusion and flooding risk in the event of tropical and hurricane-related storms. Other options, such as closed-cell foam adhesive applied under your roof decking (inside your attic) also qualify as SWR but are less common.

Do I send the report to my insurance agent?

At your request, we will send your inspection report to the insurance agent of your choice. If your insurance agent requested the inspection via their login to our system, it will be delivered to them automatically.

Does a Wind Mitigation inspection include the items inspected in a Roof Inspection or do I need to order both?

A Wind Mitigation does not provide an estimate of the years remaining on your roof. A Roof Certification inspection would require the inspector get onto the roof, assess the condition and check for visible damages, and estimate the years of useful life remaining. In this case, both a Roof Certification and Wind Mitigation inspection would be required.

Can you perform a Wind Mitigation inspection on a Condominium complex?

Typically, our inspectors are able to inspect units within, or the entire structure of, a condominium if the building is three stories or fewer. Larger structures typically require different licensing, such as a certified building contractor or architect/engineer. Contact us if you need further explanation as we may be able to handle larger condominium buildings depending on the county or region.
